Proposed Modification of Planning Agreement for 137 Johns Road, Wadalba
Council entered into a Planning Agreement with Zaychan Pty Ltd in 2018, in relation to a Planning Proposal at 137 Johns Road, Wadalba. The Planning Agreement requires the developer to pay development contributions for each residential lot in the subdivision, dedicate land for the environmental corridor and roads, design and construct pump station works, construct fire trail works and pay a financial contribution towards the rehabilitation and maintenance of the environmental corridor.
As the Planning Agreement was negotiated as part of a Planning Proposal the final residential subdivision design and infrastructure works required were not known at Planning Proposal stage. An amendment is required to the Planning Agreement to update the works and land dedications to be consistent with the approved 58 lot residential subdivision (DA/1419/2017 and SCC/58/2020).
Schedule 4 (Works and Land Offsets) has been added to provide for works to be constructed by the developer to offset (in part) the development contributions required to be paid in clause 5.6 of the Planning Agreement, the works include:
- Shared pathways adjacent to the wildlife corridor
- Upgrading of Johns Road, Wadalba to a collector road
- Stormwater infrastructure (culverts and stormwater line) that provide a boarder community benefit.
The amendments to the Planning Agreement will be exhibited between 10 May and 7 June 2022. The documents can be viewed in the document library on this page.
