Central Coast Council is developing a Local Housing Strategy (LHS) to understand the state of housing on the Central Coast, the types of housing that are needed now and into the future and potential barriers to meeting those needs.
The LHS is an action emerging from the Central Coast Local Strategic Planning Statement (LSPS) which establishes land use planning priorities for the next 20 years (to 2036).
A comprehensive evidence base report that details the current state of population and housing on the Central Coast and projected needs for the future has been developed. The research to complete the evidence base has identified key questions that we are seeking community input on.

The Discussion Paper is intended to bring together key concepts from the evidence base report and act as a prompt and guide discussion around the future of housing on the Central Coast. A survey is available to complete and capture your feedback on the key matters identified in the Discussion Paper, with some questions including:
- What should Council do to facilitate the provision of more affordable housing?
- Should Council encourage the redevelopment of more medium density dwellings?
- Does the design of homes need to change as working from home becomes more common?
- Should Council allow the urban area expand to rural areas?

What is the purpose of the Housing Strategy?
The Central Coast Housing Strategy will set the vision for how we plan for and deliver housing within the LGA.
What benefits will the Housing Strategy deliver?
The Strategy will link with the housing objectives and targets set out in the Central Coast Regional Plan 2036 and draft CCREP 2041 and will identify gaps in supply and demand of housing typologies in consideration of a range of factors including demographic, housing supply and demand and local land use opportunities and constraints.
Why do we need a Housing Strategy?
All Council’s within NSW have been directed by the NSW Department of Planning, Industry and Environment to prepare a Housing Strategy. Engagement on the discussion paper is the first step in determining the communities needs and wants in relation to future housing on the Central Coast.
How will the Housing Strategy influence the actions identified in other strategies and plans?
The Housing Strategy will enable Council to align the vision for their local area with the housing objectives and targets established in the CCREP 2036 and draft CCREP 2041. Development of the Housing Strategy may trigger the need to review other Council policies and strategies to align all policy directives.
How will the Housing Strategy influence housing typologies on the Central Coast?
The Housing Strategy will identify where the gaps lie in terms of supply for different housing categories and what measures may need to be undertaken to fill these gaps.
Will the Housing Strategy address and accommodate the projected population growth for the Central Coast LGA?
The Housing Strategy will enable Council to align the vision for the Central Coast with the housing objectives and targets as established within the CCREP 2036.
How can I get involved in the development of the Housing Strategy?
Council encouraged the community to read the Central Coast Local Housing Strategy Discussion Paper which presents key findings from the evidence base report and explores key questions that need to be considered prior to the development of the Central Coast Housing Strategy.
Feedback on the Discussion Paper was accepted between 24 January 2022 and 28 February 2022. A consultation report detailing the results of engagement will be made available shortly.
What are the next steps for the Housing Strategy?
Using technical information (some information is included in the evidence base report) and the results from the Discussion Paper consultation period, Council will develop a draft Housing Strategy for the region.
The draft strategy will then be placed on public exhibition and the community will be provided with an opportunity to make further comments.
When the draft strategy is adopted, Council will implement the actions and use it as a reference to guide and inform future development.
