Planning proposal to amend the development standards applying to 310 Terrigal Dr, Terrigal under the Central Coast Local Environmental Plan (CCLEP 2022) to enable future development of the site for housing.
The objective of the planning proposal is to amend the Central Coast Local Environmental Plan (CCLEP 2022) as it applies to 310 Terrigal Dr, Terrigal to:
- Increase the maximum height of buildings from 8.5m to 25m
- Increase the maximum floor space ratio (FSR) from 0.5:1 to 1.3:1
- Include an additional permitted use to enable a retail premise to be developed on the site, limited to 150m2
The proposal will also amend the Central Coast Development Control Plan (CCDCP 2022) Chapter 5.11 Terrigal: Corner Charles Kay Drive and Terrigal Drive to include site specific development controls.

What is the history of the proposal?
The original Planning Proposal aimed to allow a taller building (32 metres), higher density and retail use on the vacant site. The proposal was referred to the Central Coast Local Planning Panel in November 2023. The Panel raised concerns about the scale, environmental impacts, and how the proposal would fit with the surrounding low-rise neighbourhood and did not support the original plan.
In response, Council and the applicant revised the proposal, reducing the building height to 25 metres (six storeys), lowering the floor space ratio to 1.3:1, and limiting the retail space to 150m². These changes aimed to better address local character, environmental and traffic concerns.
Council is now seeking community feedback on the updated proposal. All submissions will be considered before any final decision is made.
