Council has prepared a draft Planning Proposal to rezone 2a Melbourne Street and 30 & 32 Caroline Street from R2 Low Density Residential to R1 General Residential as defined under Central Coast Local Environmental Plan 2022 (CCLEP 2022). The proposal also includes the implementation of additional Floor Space Ratio (FSR) controls defined as “Area 1” under Cl. 4.4A(4) of CCLEP 2022.

Planning proposal intended outcomes

  • 1. Align zoning

    Align the zoning of the site to the predominant zoning of land adjoining and surrounding the site.

  • 2. Adopt development standards

    Adopt the development standards applying to adjoining land.

  • 3. Opportunity for additional housing

    Create opportunity for additional housing, and additional housing choice on the site, which is located in close proximity to local commercial facilities and public transport.
