Minor amendments to Central Coast Development Control Plan (CCDCP) 2022 have been prepared for public exhibition.

The proposed amendments are intended to:

  • provide clarification/reduce uncertainty
  • result in simplification
  • remove typographical errors
  • provide clearer guidance
  • provide greater consistency
  • remove superfluous/outdated information
  • assist with reducing assessment times.

What are the proposed changes?

  • Housing and residential design controls

    Refines residential development controls to improve interpretation and consistency e.g., setbacks, side setback diagrams, fencing references, and adding missing guidance such as swimming pool provisions where relevant.

  • Mapping updates and removing outdated chapters

    Corrects mapping/figure issues so chapters match current planning controls, and deletes redundant, completed, lapsed, or rarely used site-specific chapters to keep the DCP current and easier to navigate.

  • Subdivision and lot size alignment with LEP

    Clarifies subdivision requirements and how they interact with the LEP, including notes for dual occupancy subdivision and confirming that LEP lot size mapping prevails where it differs from DCP tables.

  • Business, industrial and signage provision

    Updates non-residential chapters to remove confusion and improve application, including industrial setbacks (dual frontage), commercial development interpretation, signage provisions better handled under Local Environmental Plan/SEPP, and filling missing town centre content where identified.

  • Notification and public exhibition process

    Updates how and when applications are notified/exhibited, including modernising notice methods (e.g., website instead of newspapers), removing conflicting triggers, and aligning notification to potential amenity/environmental impacts rather than minor variations.

  • Definitions, administration & consistency fixes

    Improves clarity and ease of use by adding/refining definitions (e.g., “little or no environmental impact”, “new development”), removing unclear requirements, and correcting typos, numbering and internal references across chapters.
